As for the capital markets, observers of the UK housing market are confused. April 2022 produced a further drop in the sentiment-led Twindig index (down 1%), with rising mortgage rates and warnings of a further rate rise to 2.5%, but transactions and mortgage approvals remain 16% and 7% higher than their long run-averages. Two competing forces are at play – the desire to move home versus rising affordability constraints. Will demand win out and keep the housing market's momentum going or will the chill wind of recession stop the market in its tracks?
