The gap between demand and supply continues to widen. A new measure has revised housing completions through 2011-2017 down by 40%. Population projections are being revised up after inward migration of 20,000 in 2017, implying housing demand will equal 40,000 per annum out to 2021. Homebuilding is picking up rapidly, but from a low base, with land and finance constraints still significant and it remains a fraction of natural demographic demand.
